SIARDAILY, Jakarta – PT Colliers International Indonesia dalam Colliers Quarterly Property Market Report Q3 2023 menyatakan, walau dalam kondisi saat ini sektor perkantoran masih mengalami kelebihan pasokan, namun sektor tersebut berpotensi membaik di tahun 2026.
Seperti diketahui secara umum bahwa kota metropolitan seperti Jakarta terus bergelut dengan tantangan akan kepadatan penduduk dan kemacetan yang tinggi. Guna menyiasati tantangan ini, salah satu langkah yang diambil pemerintah adalah membangun infrastruktur transportasi, termasuk Light Rail Transit (LRT), untuk memecah kemacatan dan mempermudah pergerakan masyarakat Jakarta pulang dan pergi dari kota satelit di sekitarnya.
“Ketika wilayah Jabodebek terhubung dengan baik dan transportasi umum terintegrasi dengan efisien, hal itu akan turut membuat sektor perkantoran menjadi menarik,” kata Head of Office Servies Colliers, Bagus Adikusumo, dalam keterangan resminya, Rabu 25 Oktober 2023.

Berikut, peluang bagi developer:
- Apabila developer atau pengembang memiliki daya beli yang kuat, saat ini menjadi waktu yang tepat untuk mengakuisisi aset.
- Harga tanah sepanjang jalur LRT tergolong masih kompetitif, sehingga ini dapat menjadi daya tarik bagi developer untuk membangun kawasan multifungsi.
- Seiring kondisi pasar yang membaik, developer dapat membangun kantor satelit pada titik strategis sepanjang jalur LRT.
- Lokasi gedung perkantoran non-CBD yang identik berada di T.B Simatupang ataupun di Jakarta Barat, berpotensi untuk ekspansi ke wilayah Jabodebek. Sehingga akan sangat akan berpotensi nantinya untuk menarik penyewa. Terutama yang mencari ruang kantor agar dekat dengan tempat tinggal para karyawan, beberapa kawasan industri, dan lainnya.
- Berpotensi untuk pembangunan co-working spaces.

- Harga sewa kantor yang berlokasi pada jalur LRT, tergolong masih sangat kompetitif bila dibandingkan dengan kantor di CBD dan Non-CBD.
