SIARDAILY, Jakarta – PT Bank Tabungan Negara Tbk (BTN) memasuki usia ke-74 tahun pada 9 Februari 2024.
Usia yang cukup matang untuk bisa terus berkontribusi sebagai bank fokus pembiayaan perumahan dan mengemban amanah untuk bisa mewujudkan mimpi rakyat Indonesia memiliki rumah impian.
Dalam usianya yang ke-74 tahun, BTN berhasil membuktikan kepada pemerintah, stakeholder dan rakyat Indonesia untuk terus setia mengemban amanah melakukan pembiayaan perumahan khususnya bagi masyarakat berpenghasilan rendah (MBR).
Dari total 5,2 juta unit rumah yang dibiayai BTN selama 74 tahun, sekitar 4,05 juta dinikmati oleh MBR melalui fasilitas KPR Subsidi.
“Kami telah membuktikan posisi kami sebagai bank yang paling banyak menyalurkan pembiayaan untuk masyarakat berpenghasilan rendah (MBR). Kami merupakan mitra pemerintah yang aktif dalam mensejahterakan rakyat dari sisi papan atau kepemilikan rumah,” ujar Direktur Utama Bank BTN Nixon LP Napitupulu di Jakarta, Jumat (9/2).

Nixon mengungkapkan, dalam usia yang ke-74 tahun, tema HUT BTN kali ini adalah “Berperan Membangun Peradaban dan Memajukan Masa Depan Bangsa”.
“Tema ini kami ambil, karena dari rumah yang dibiayai BTN telah banyak lahir peradaban-peradaban dari keluarga-keluarga yang awalnya tergolong MBR, dalam beberapa tahun mendatang ekonominya sudah maju. Dan dari rumah juga lahir generasi-generasi Emas yang telah memajukan bangsa Indonesia ini,” tambahnya.
“Banyak tokoh-tokoh yang pada masa awal membangun karir memiliki rumah pertama dibiayai oleh BTN. Dari tokoh-tokoh ini lahir anak-anak yang juga memiliki kontribusi besar bagi kemajuan bangsa,” jelasnya.
Dalam perjalanannya, BTN terus melakukan elaborasi bisnis pembiayaannya, yang sebelumnya hanya fokus pada pembiayaan rumah pertama, kini sudah melangkah lebih jauh dengan menerapkan strategi Beyond KPR pada dua tahun terakhir.
Dengan strategi bisnis Beyond KPR, BTN menangkap potensi pembiayaan, melalui cross selling kepada nasabah captive, seperti Kredit Ringan Tanpa Agunan (KRING), Kredit Agunan Rumah (KAR), dan Kredit Usaha Rakyat (KUR).
Lebih lanjut, Nixon mengungkapkan, selain beyond KPR, BTN dalam beberapa tahun terakhir telah berhasil mengimplementasikan transformasi-transformasi yang membawa kinerja perusahaan semakin baik.
Adapun beberapa transformasi yang telah berhasil diwujudkan yakni pada tahun 2021, perseroan telah berhasil melakukan transformasi untuk pertumbuhan berkelanjutan.
“Dalam transformasi ini, kami berusaha mengoptimalkan kontribusi pada program KPR subsidi dan meningkatkan KPR Non Subsidi melalui Kerjasama Developer Agen Properti, Mengembangkan skema KPR yang menyasar generasi milenial,” ujarnya.
Tansformasi selanjutnya, pada 2022, BTN melakukan transformasi perluasan bisnis berbasis ekosistem perumahan. Dalam transformasi ini, perseroan meningkatkan kredit high yield beyond mortgage melalui cross selling kepada nasabah captive.
Kemudian pada 2023 lalu, transformasi yang dilakukan perseroan yakni mengembangkan bisnis yang selaras dengan era Disrupsi Digital untuk menguasai ekosistem perumahan.
“Dalam transformasi ini, kami Fokus pada Penghimpunan DPK Low Cost dengan meningkatkan CASA pada segmen Ritel dan Institusi serta membangun kapabilitas untuk peningkatan CASA pada wholesale banking,” tuturnya.
Untuk tahun ini, BTN akan fokus pada transformasi untuk memperluas area bisnis dan menyediakan solusi keuangan terintegrasi. Adapun untuk mengimplementasikan hal tersebut, perseroan akan melakukan percepatan digital banking dan digitalisasi proses secara massif yang mendukung pengembangan bisnis berbasis ekosistem perumahan sebagai sumber pertumbuhan baru.
Dengan berbagai transformasi yang telah dan akan dilakukan BTN tersebut, Nixon optimitis pada 2025, perseroan akan berhasil mewujudkan visi menjadi The Best Mortgage Bank in Southeast Asia pada tahun 2025.
Pada tahun depan rencananya, transformasi yang akan diimplementasikan perseroan adalah menjadi One Stop Financial Solution dalam Ekosistem Perumahan. “Dalam fase ini perseroan akan menggenjot peningkatan sumber fee berbasis layanan dan transaksional terutama pada bisnis wealth management digital banking dan corporate,” ungkangnya.
Transformasi Bisnis
Lebih jauh, Nixon menuturkan, salah satu turunan dari transformasi bisnis yang dilakukan perseroan adalah mengubah model bisnis Kantor Cabang Pembantu (KCP).
Dulu KCP BTN yang berjumlah 537 hanya sekedar ada saja untuk melayani nasabah. Tetapi, sejak 2022 lalu model bisnis KCP diubah. Mulai tahun ini KCP bakal memiliki neraca dan laporan untung – rugi sendiri. Ibarat buku rapot, angka-angka yang tertera di dalam neraca itu akan menjadi bahan manajemen dalam menilai kinerja KCP dan pegawai.
“Penilaian produktivitas KCP hanyalah bagian dari transformasi kantor cabang (branch transformasi) yang sudah berjalan di Bank BTN sejak April 2022. Melalui transformasi tersebut, kini KCP lebih fokus pada bisnis (kontribusi margin) ketimbang operasional,” katanya.
Dengan lebih fokus pada bisnis, organisasi KCP pun mengalami perubahan. Sekarang KCP terbagi dalam tiga tipe bisnis yakni general, consumer dan SME sub-branch. Tak hanya mengubah model bisnis dan tipe KCP, transformasi juga mencangkup penyelarasan key performace indicator (KPI). Mulai tahun ini semua KCP sudah bisa diukur sampai dimana kontribusinya terhadap profitabilitas perusahaan. “Nanti, setiap bulan produktivitas KCP kami nilai,” ujarnya.
Dulu, pengukuran yang dilakukan manajemen lebih kepada volume bisnis. Belum diukur secara spesifik bagaimana kontribusi profitabilitas masing-masing KCP. Dalam menjalankan model bisnis baru ini, KCP jangan hanya sekadar mengejar pertumbuhan aset. Mereka juga harus accountable, apakah pertumbuhan itu menghasilkan profitabilitas yang baik atau tidak. Tak sampai di situ, KCP juga didorong untuk mengendalikan resiko kredit (NPL).
“Kalau hanya tumbuh saja tapi manajemen resikonya jelek, tentu tidak baik buat perusahaan,” katanya.
Selain itu, KCP perlu memperhatikan pentingnya pengendalian biaya,karena pada akhirnya akan berpengaruh pada profitabilitas. “Jangan hanya pengeluarkan biaya tanpa menghitung berapa return yang dihasilkan,” katanya.
Alhasil, Nixon menegaskan, melalui perubahan model bisnis KCP tersebut, kini jumlah KCP yang masuk dalam kategori sangat produktif dan produktif telah mencapai 257 unit. Angka ini tentu masih jauh dari jumlah KCP yang saat ini mencapai 537 unit, tetapi hal ini merupakan momentum yang sangat berarti untuk meningkatkan kinerja perseroan. Dengan berbagai transformasi tersebut, bukan tidak mungkin dalam beberapa tahun terakhir posisi laba BTN yang saat ini menempati urutan kedelapan, bakal naik menjadi urutan kelima seperti posisi aset.
