SIARDAILY, Jakarta – Sejumlah pemilik gedung perkantoran mempunyai tips dan menempuh berbagai cara, agar penyewa tetap betah bertahan di properti yang ditempatinya, seperti salah satunya secara proaktif memilih menurunkan tarif sewa.
Meskipun proses negosiasi kemungkinan akan mengikuti, pemilik properti kini mempertimbangkan selisih yang wajar antara tarif yang diminta dan tarif yang ditransaksikan. Demikian dikemukakan PT Collier Indonesia, seperti dikutip dari risetnya, Rabu 7 Februari 2024.
Namun, persaingan yang ketat juga tidak dapat dihindari, terutama dalam upaya mempertahankan penyewa yang masa sewanya segera berakhir.

Di sisi lain, beberapa pemilik properti secara aktif meyakinkan calon penyewa untuk pindah ke gedung yang lebih berkualitas dengan menawarkan paket sewa yang lebih menarik.
Dalam upaya menarik penyewa, beberapa pemilik gedung, bahkan bersedia menanggung biaya awal, yang menjadi pertimbangan penting bagi penyewa yang berpikir untuk melakukan relokasi.
“Dengan ruang kosong yang cukup besar, termasuk di gedung-gedung yang baru beroperasi, peluang untuk bernegosiasi menjadi lebih kuat, memungkinkan mereka merumuskan strategi dan bernegosiasi untuk faktor-faktor yang menguntungkan dalam menyewa ruang kantor untuk beberapa tahun ke depan,” kata Head of Research Colliers Indonesia, Ferry Salanto.
Menurut Ferry, menyewakan ruangan yang sebagian telah terisi furnitur, juga dapat menjadi pilihan menarik bagi calon penyewa yang bertujuan untuk meminimalisasi biaya di awal. “Pengeluaran yang dikeluarkan pada tahap awal, seringkali dapat menjadi hambatan, yang menyebabkan kantor pusat perusahaan penyewa dapat menunda persetujuan sewa,” tambahnya.
Salah satu strategi yang dilakukan, lanjut Ferry, para pemilik properti menawarkan solusi amortisasi dengan menyertakan perhitungan biaya awal ke dalam pembayaran sewa bulanan sepanjang periode sewa.
Sementara itu, Head of Office Services, Bagus Adikusumo mengatakan, mengingat kondisi yang menantang di pasar properti perkantoran pada tahun ini (2024), kunci bagi pemilik properti adalah tetap fleksibel dan bersedia menyesuaikan diri dengan tuntutan penyewa selama masih dapat diterima.
“Di sisi lain, karena kondisi pasar saat ini masih didominasi oleh pasar penyewa, maka negosiasi yang dilakukan juga seharusnya tetap masuk akal dan merefleksikan kondisi pasar,” ujarnya. (asp)
