SIARDAILY, Jakarta – PT Waskita Karya Tbk (berkode saham WSKT) berhasil menggarap dua proyek milik PT Bukit Asam Tbk (PTBA). Proyek tersebut, satu berada di Jakarta dan lainnya di Tanjung Enim, Sumatera Selatan.
Proyek di Jakarta, yaitu pembangunan gedung Hotel Saka dan Apartemen Duren Tiga, di wilayah Jakarta Selatan.
Senior Vice President (SVP) Corporate Secretary WSKT, Ermy Puspa Yunita mengatakan, sebelum mengerjakan Hotel Saka dan Apartemen tersebut, Waskita juga mengerjakan proyek tahap pertama, yakni Rumah Dinas dan Town House Duren Tiga yang rampung pada tahun 2021 lalu.
“Sementara di tahap kedua ini, yakni untuk Hotel Saka, Apartemen, dan Club House juga telah selesai pada tahun 2022. Namun, baru diresmikan tahun ini,” kata Ermy dalam keterangannya, Senin 18 Maret 2024.

Dia menambahkan, properti milik Bukit Asam ini dibangun di atas lahan seluas 19.711 meter persegi (m2). Pembangunan tahap satu mencakup 16 unit rumah tipe town house dua lantai, 12 unit rumah tipe 150 dua lantai, 18 unit rumah tipe 120 dua lantai, 22 unit rumah tipe 90 dua lantai, dan Masjid dua lantai.
Selanjutnya di tahap dua, yakni Hotel Saka dan Apartemen lima lantai dan satu semi basement, Club House dua lantai dan dua kolam renang, empat unit ruko dua lantai, lapangan tenis, dan lapangan basket.
Ermy mengatakan, Waskita meraih kontrak paket pekerjaan proyek properti milik Bukit Asam senilai Rp151 miliar ini, dengan lingkup pekerjaan struktur, arsitektur, dan mekanikal elektrikal, serta plumbing. Karena itu, Waskita memiliki strategi dalam proses pembangunannya, sehingga selesai dengan tepat waktu. Yakni, dengan cara melakukan inovasi Building Information Modeling (BIM) 5D.
Dengan menerapkan BIM 5D, lanjut Ermy, proses pekerjaan pada proyek menjadi lebih mudah, mulai dari pembuatan gambar kerja, review desain, mapping progress, sequence pekerjaan, quantity take off dan cost estimate, hingga koordinasi dengan pihak yang terlibat pada proses pembangunan proyek, baik itu pemberi tugas, kontraktor, maupun konsultan.
Selain itu, dengan adanya sistem data berbasis cloud, maka seluruh proses kegiatan proyek dapat terekam dan tersimpan dengan baik dan juga dapat diakses secara realtime kapan pun dan di mana pun.
Revitalisasi Gedung Perkantoran
Sementara itu, Waskita Karya juga menggarap proyek revitalisasi gedung kantor besar lama dan kantor direksi di Kantor Pusat Bukit Asam Tanjung Enim, Sumatera Selatan.
Gedung Kantor Besar Lama PTBA didirikan sejak tahun 1957, memiliki lahan seluas 5.921 m2 dan Kantor Direksi memiliki lahan 783 m2.
Waskita meraih kontrak pekerjaan revitalisasi gedung tersebut mencapai nilai kontrak Rp106 miliar dan mulai direnovasi sejak September 2022, dengan pekerjaan konstruksi meliputi pekerjaan struktur, pekerjaan arsitektur, pekerjaan interior, dan pekerjaan elektrikal mekanikal.
Ermy mengatakan, dengan telah diresmikannya Gedung Kantor Lama dan Kantor Direksi PTBA ini diharapkan dapat menambah semangat baru untuk insan PTBA dalam melakukan kegiatan perkantoran sehari-hari.
“Semoga gedung ini dapat meningkatkan kinerja dan juga menambah semangat baru bagi insan PTBA dalam melakukan kegiatan perkantoran,” ujarnya.
Gedung Kantor Lama PTBA mengusung konsep green building dan dalam pembangunannya, tim proyek Waskita melakukan penerapan green construction.
”Untuk menunjang penerapan green building, tim proyek Waskita menggunakan material yang lebih ramah lingkungan. Salah satunya penggunaan Solar Cell untuk kebutuhan energi. Terdapat 72 unit Panel Surya dengan total kapasitas mencapai 30 KWp (Kilowatt-peak),” tambah Ermy.
Tak hanya pembangkit listrik tenaga surya (PLTS), gedung tersebut juga dilengkapi berbagai fasilitas lain. Di antaranya adalah sistem pemanfaatan air hujan dan air kondensat AC untuk flushing toilet, sistem pemanfaatan Black Water untuk penyiraman taman, dan kaca jendela berspesifikasi Low-E.
Selain itu, ada CO2 sensor, lift untuk penyandang disabilitas, ruang rapat dan auditorium yang didukung teknologi terkini, lounge, hingga fasilitas parkir untuk sepeda.
Dengan adanya berbagai fasilitas tersebut, gedung Kantor Besar Lama diestimasikan dapat mengurangi
emisi karbon sebesar 243 ton CO2e per tahun. Sedangkan efisiensi penggunaan energi, diperkirakan
mencapai 31 persen.
“Waskita selalu mendorong pengembangan green construction saat pelaksanaan konstruksi. Penerapan green construction yang merupakan bagian dari aspek green building adalah salah satu upaya perseroan dalam meningkatkan dan melindungi keragaman ekosistem, memperbaiki kualitas udara, mereduksi limbah, serta konservasi sumber daya alam. Hal ini menjadi salah satu bentuk komitmen Waskita terhadap keberlangsungan dan penyelamatan lingkungan, serta ekosistem alam,” tutur Ermy. (asp)
