SIARDAILY, Jakarta – Prime International Residential Index (PIRI) dalam edisi terbaru The Wealth Report, tercatat pertumbuhan properti premium pada tataran global berada pada kisaran 3,1 persen. Tren positif ini terjadi di 80 dari 100 kota di dunia.
Sementara itu, Asia Pasifik tampil sebagai wilayah dengan kinerja pertumbuhan tertinggi yang mencapai 3,8 persen. Sedangkan pasar residensial premium Indonesia, menunjukkan pertumbuhan yang stabil di kisaran 0,6 persen.
Dikutip dari edisi terbaru Jakarta Property Highlight yang dirilis Knight Frank Indonesia, Rabu 22 Mei 2024, pasar residensial di Jakarta, khususnya di segmen kondominium, di dominasi sektor menengah. Tren ini terus bertahan di tengah ketidakpastian ekonomi yang masih berlanjut, namun stimulasi dari pemerintah membantu dalam bentuk insentif.

Sejalan dengan itu, The Wealth Report juga mengungkapkan perbandingan dalam sektor properti residensial premium, yang menunjukkan jumlah luas hunian untuk setiap US$1 juta (sekitar Rp15,9 miliar). The Wealth Report juga melaporkan lima kota dengan harga tertinggi, yaitu di Kota Monako, Hong Kong, Singapura, London, dan Jenewa.
Di Jakarta sendiri, rata-rata harga unit apartemen high end dilaporkan berada di harga Rp57,7 juta per meter persegi. Hal ini berarti, untuk setiap US$1 juta, seseorang dapat memiliki sebuah unit apartemen mewah dengan ukuran sekitar 276 meter persegi di Jakarta. Besaran luas lantai ini secara signifikan lebih besar, jika dibandingkan dengan budget yang sama di pasar real estate Asia besar lainnya.
Sebagai contoh, untuk US$1 juta, seseorang hanya dapat membeli sekitar 64 meter persegi properti primer di Tokyo, 32 meter persegi di Singapura, dan hanya 22 meter persegi di Hong Kong.
Di Indonesia, berdasarkan Jakarta Property Highlight 2H 2023 mengungkap bahwa, pasokan residensial high end yang mencakup 3,7 persen dari total pasar properti Jakarta, yang saat ini berada di level harga Rp40 juta per meter persegi dengan lokasi yang sebagian besar (76 persen) berada di Jakarta Selatan.
Wilayah favorit di Jakarta Selatan yang menjadi pilihan pertama investor real estate berada di Kecamatan Setiabudi dan Kecamatan Kebayoran Baru. Kedua daerah ini relatif berdekatan dengan kawasan pusat bisnis Jakarta, sehingga menjadi pilihan utama bagi para profesional korporat, ekspatriat dan populasi kelas atas Indonesia.
Harga-harga properti di lingkungan primer Jakarta Selatan dapat dimiliki di kisaran harga US$4.000 per meter persegi dengan yield sewa di rata-rata delapan persen.
Area Senayan dan SCBD (Sudirman Central Business District) di Jakarta Selatan, juga dinilai sebagai lokasi primer untuk investasi residensial mewah. Pengembangan yang terus berlanjut dan konsentrasi aktivitas-aktivitas komersial di wilayah ini terus meningkatkan permintaan dari para individu dan rumah tangga high net worth yang mencari pengalaman gaya hidup yang mewah di dekat hub bisnis Jakarta.
