SIARDAILY, Jakarta – Colliers Indonesia mengungkapkan bahwa sekitar 10,75 persen dari total populasi Indonesia atau 29,7 juta jiwa merupakan lanjut usia (lansia). Sebab itu, Indonesia sudah mulai dianggap sebagai negara dengan masyarakat yang menua.
Implikasi dari jumlah lansia yang tinggi di negara ini, menjadi sebuah peluang pasar real estat yang cukup besar. Hal ini bisa menjadi sebuah solusi yang sesuai bagi para lansia, seperti perumahan dengan layanan perawatan.
Sektor hunian bagi lansia menawarkan kesempatan bagi para investor untuk menjelajahi dan bermitra dengan operator berpengalaman, agar bisa masuk ataupun memperluas kesempatan pada sektor yang belum banyak digarap ini.
Head of Research Colliers Indonesia, Ferry Salanto mengatakan pada tahun 2050, diprediksi hampir seperempat dari populasi Indonesia akan dianggap sebagai golongan lanjut usia. Secara bersamaan, masyarakat kelas menengah yang semakin bertumbuh akan mendorong permintaan terhadap hunian bagi lansia, sehingga akan menciptakan pasar baru untuk sektor ini.
“Selain itu, investasi di sektor hunian lansia menawarkan berbagai keuntungan, termasuk peluang pertumbuhan dan ketahanan terhadap resesi, karena melayani pasar berbasis kebutuhan,” ujarnya seperti kutip dari keterangan resminya, Kamis 30 Mei 2024.

Secara garis besar, lanjut Ferry, hunian lansia dapat didefinisikan sebagai komunitas eksklusif untuk para lanjut usia, yang menawarkan mereka kesempatan untuk menikmati umur tua mereka dengan dukungan sumber daya yang membuat hidup lebih berkualitas.
“Secara umum, hunian lansia ini ditargetkan untuk individu yang berusia 60 tahun atau lebih, menyediakan fasilitas bagi para pensiunan, seperti layanan bersih-bersih rumah dan berbagai kegiatan yang berbasis komunitas,” tambahnya.
Berikut dibawah ini merupakan bentuk dukungan dari pemerintah yang dapat membantu pertumbuhan pasar perumahan lansia di Indonesia:
- Insentif untuk pengembangan hunian lansia dengan memasukkan fitur desain yang ramah bagi para lansia.
- Pembangunan fasilitas dan infrastruktur yang memiliki standarisasi, kualitas personel, dan pedoman yang dapat menciptakan lingkungan aman serta mendukung bagi para lansia.
- Ekspansi insentif layanan kesehatan kepada operator swasta, hal ini akan mendorong mereka untuk membuat layanan menjadi lebih mudah diakses dan menawarkan lebih banyak pilihan bagi para lansia.
Selain dukungan kebijakan dari pemerintah, nilai tambah dari sektor swasta diperlukan untuk membentuk pasar hunian lansia. Sektor swasta dapat mempertimbangkan hal-hal sebagai berikut, ketika merencanakan pengembangan hunian lansia:
- Membangun komunitas antargenerasi yang dapat mengakomodir warga dari segala usia sesuai dengan keinginan para lansia untuk terlibat dalam komunitas.
- Penggunaan teknologi yang lebih luas dalam hunian lansia. Teknologi akan meningkatkan kehidupan dan kesehatan lansia dengan berbagai cara, mulai dari terapi realitas virtual hingga telemedis, sehingga memungkinkan para lansia hidup mandiri dan menerima perawatan berkualitas tinggi. (asp)
