SIARDAILY, Jakarta – Perusahaan jasa dan manajemen investasi Colliers mengungkapkan bahwa apartemen berkonsep Transit Oriented Development (TOD) lebih menarik di mata konsumen atau end-user.

Colliers Indonesia Head of Research, Ferry Salanto mengatakan, properti yang memiliki konsep TOD pada akhirnya akan lebih menarik bagi end-user. Hal tersebut, salah satunya karena didorong oleh berbagai macam kondisi yang terjadi.

“Dengan meningkatnya angka pembeli end-user, pasar apartemen ini diharapkan akan semakin pulih. Ini mengindikasikan bahwa ada kebutuhan nyata untuk high-rise residence seperti ini (TOD),” ujarnya dari keterangannya yang diterima Siardaily, Rabu 12 April 2023.

Berdasarkan perbandingan antara 15 proyek TOD dan non-TOD yang diluncurkan di Jakarta dan sekitarnya di periode 2017, berlokasi pada area dan dalam masa periode peluncuran yang sama, tim Research Colliers mengidentifikasikan bahwa:

  1. Proyek TOD bertahan lebih baik terhadap kondisi pelemahan ekonomi, terutama saat masa pandemi. Ini ditunjukan dengan proyek TOD yang kinerjanya lebih baik dibandingkan dengan proyek non-TOD yang mengalami perlambatan.
  2. Berdasarkan tingkat penjualan proyek apartemen dari sebelum pandemi hingga akhir 2022, terlihat proyek TOD menunjukkan adanya peningkatan dalam penyerapan bila dibandingkan dengan proyek non-TOD.
  3. Apartemen TOD dan non-TOD memiliki kelas yang berbeda, sehingga menyebabkan laju kenaikan harga pada kategori TOD lebih tinggi, karena angka penjualan yang lebih tinggi.
  4. Pembeli proyek TOD didominasi investor, baik sebagai investor individual maupun agen atau broker properti. Berikutnya, diikuti pembelian untuk penggunaan pribadi oleh investor yang merupakan end-user.
  5. Sebagian besar pembeli lebih memilih metode pembayaran angsuran tunai langsung kepada developer, agar dapat memonitor perkembangan pembangunan proyek. (asp)
