Agung Podomoro Land Tawarkan Neo Promenade Mulai Rp1 Miliar

SIARDAILY, Karawang – Kawasan perumahan terpadu Agung Podomoro Land di Karawang, menawarkan poteni destinasi bisnis baru lewat rumah toko atau Ruko Neo Promenade yang berada tepat di Boulevard Parkland Podomoro Karawang, yang memotong lokasi dari pintu Tol Karawang Barat menuju Alun-alun dan pusat administrasi Pemda Karawang.

Regional AVP Marketing Agung Podomoro Land, Tedi Guswana, dalam keterangan resminya yang dikutip, Rabu 6 Maret 2024, menyebutkan lokasi ruko Neo Promenade dan proyeknya sangat strategis, karena direncanakan memiliki tiga jalur utama.

“Lokasi Parkland Podomoro Karawang sangat strategis, karena akan menjadi episentrum dan akses baru menuju pusat administrasi dan alun-alun Karawang. Tiga jalur emas tersebut, dari gerbang tol Karawang Barat, Kawasan Grand Taruma yang secara kawasan sudah hidup, dan jalur menuju pusat administrasi di Kawasan Pemda Karawang, yang tembus dari Jalan Brigpol Sukarna,” kata dia.

Menurut Tedi, biasanya pengguna jalan harus memutar menuju jalan Arteri untuk bisa sampai ke kawasan Pemda Karawang. Tentunya, dengan adanya proyek Parkland Podomoro, masyarakat akan lebih mudah menuju pusat Karawang dengan melewati kawasan tersebut.

Parkland Podomoro sendiri merupakan kawasan terpadu yang memiliki konsep hijau di tengah kawasan Karawang, konsep yang baru diluncurkan ini memberi angin segar warga Karawang dan sekitarnya seperti warga Bekasi, Purwakarta, Jakarta, dan Bogor untuk berinvestasi di proyek Agung Podomoro Land ini.

Sebelumnya, jembatan penghubung atau Parkland Bridge Podomoro telah dilakukan kick off pembangunan yang turut dihadiri mantan Bupati Karawang, Cellica Nurrachadiana pada 2023 lalu, sebagai akses strategis Parkland Podomoro.

Parkland Podomoro ini ke depan akan menjadi kawasan yang ramai dilewati, karena memotong waktu tempuh menuju Pemda Karawang. Untuk itu, Tedi melanjutkan, sepanjang jalur boulevard tersebut akan diisi area komersial, utamanya jajaran shophouse Neo Promenade.

“Ruko Neo Promenade yang kami pasarkan ini, bahkan hanya dalam waktu satu minggu satu block terjual habis, dan hanya tersisa satu block lagi. Ini, karena nilai investasi yang sangat prospektif ya. Belum lagi, unit ini berada di depan botanical garden seluas satu hektare,” tutur Tedi.

Neo Promenade sendiri merupakan ruko dengan desain American Classic. Namun, ditambah style dan ornamen lengkung dengan perpaduan deretan yang variatif dan dinamis, Neo Promenade memberikan kesan fresh dan membuat ruko ini tidak membosankan termasuk memberikan pilihan variasi harga yang sangat terjangkau. Ruko dengan gaya mewah dan potensi market yang besar ini dibanderol dengan harga mulai dari Rp1 miliaran.

Memiliki dimensi paling kecil di 4,5×17 meter persegi (m2), Neo Promenade berada di depan botanical garden yang akan menjadi tempat refreshing bagi para penghuni, karena terdiri dari kawasan hijau dengan unsur alam di dalamnya. Pemilik bisa memanfaatkan ruko Neo Promenade untuk berbagai usaha seperti coffee shop, salon, dan perkantoran.

Tak hanya itu, di depan ruko Neo Promenade juga terdapat kawasan hijau seperti taman yang bisa memberikan kesan segar. Taman ini juga sekaligus memberikan batasan dari boulevard Parkland Podomoro hingga dengan area shophouse. Konsep hijau yang dibangun, juga memberikan variasi baru, terutama one garden atau botanical garden yang sedang dibangun.

Sementara itu, Tedi mengatakan, kawasan ini memiliki potensi bisnis yang menjanjikan. “Shophouse Neo Promenade akan menjadi investasi yang menguntungkan. Potensi market yang tidak perlu dicari lagi, karena perkiraan penghuni Parkland Podomoro sendiri di 2.300 unit, dan tentunya kami memiliki divisi purnajual, sehingga kami akan mempertemukan peminat sewa atau investor kepada pemilik ruko Neo Promenade,” jelasnya.

Tedi melanjutkan, capital gain di proyek ini bisa mencapai lebih dari 12-15 persen per tahun. Salah satu faktor tingginya nilai investasi di Karawang adalah infrastruktur yang tengah difokuskan pemerintah, seperti Kereta Cepat Jakarta Bandung (KCJB), juga tingginya permintaan sewa di Karawang.

“Ruko ini terbukti mendapatkan animo luar biasa dari para pemilik bisnis dan investor, terutama setelah proyek ini merencanakan tiga jalur baru,” ujar Tedi. (asp)
